Located next to University of Alberta South Campus, with easy access to LRT, and very conveniently located for driving. The neighbourhood is cozy, quiet, and walkable.

The basement floor is recently finished and renovated. Includes private kitchen (with fridge, cooktop, and dishwasher), private bedroom, and private living room (the living room can also be used as another bedroom). Basement has its own 3-piece bathroom. Laundry is shared.

Some furnishing is optionally available.

Parking is on the street, and in the backalley.

Internet included. Listed rental rate includes all utilities, however lower rate can be negotiated with compensating for a share of utilities.

I may require access to the circuit breakers and water shut off; will always give advance warning.

The rooms are strictly non-smoking.

Deposit is refundable provided the basement is left in roughly the same state as it was received.

I am the owner of the house, and live in the house alone with two friendly cats. Work as a software developer.

As I live in the house, getting to me for any problems with the suite will be very easy, and I am myself very much interested in fixing any problems.

I am quiet and respect privacy. Will gladly help with moving in or other requests.

I take care to keep the house clean, tidy, and accessible.
