Location: Parkdale (King & Jameson) Located in the heart of Parkdale in a safe, family friendly building & neighbourhood. Just a few minutes walk to 504 streetcar and about 20-30 minutes transit to downtown core. No Frills & Dollarama located around the corner. Shoppers Drugmart, Canada Post, LCBO, Tim Hortons, Wendy’s and more all within a short walk. Building backs onto a small park and is about 15 minutes walk to Sunnyside Beach or a quick streetcar to High Park.
What’s Available for rent: AVAILABLE MARCH 1, 2025 One bedroom in a shared 2 bedroom unit. Rental Term: Minimum 6 month lease. Longer available if needed. After 6 months, if both parties agree, the lease will go month-to-month. The Bedroom Available: 9’7’’ x 8’’ bedroom with large east facing window. Bedroom has a closet with quality built in shelves and hanging rods. The room comfortably fits a queen bed and dresser or desk. See photos for bedroom floorplan/
Building/Unit Info: This building was built in the 1960’s and qualifies for rent control. Rent is raised yearly in February by the provincial legal maximum. The unit is located on the second floor. PETS: There is a dog and a cat that live in the unit, therefore no additional pets are allowed. Applicants must be okay with animals.
Total Cost: $1550 per month all-inclusive. Included in rent is all utilities (heat & AC, water, high speed internet and all household supplies such as paper products and cleaning supplies)
Application Requirements: Please be prepared to provide the following: -Government issued photo ID
- One of the following: a current credit report, proof of employment (a letter from your employer stating your employment type and salary), proof of income (paystubs, bank statements or CRA proof of income statement)
- Last month’s rent (deposit) required upon signing agreement, first rent’s month due on or before March 1.
- Tenant insurance*- upon moving in, you will be required to show proof of Tenant’s Insurance/Content Insurance - there is a 30 day grace period for insurance, but it is required by the building for each occupant so it must be purchased after moving in
Selected applicant will become an ‘Occupant’ of the unit, and will not be added to the lease
Amenities: Furnishings: The unit is fully furnished and outfitted in the Living Room, Kitchen & common spaces. Nearly everything you could possibly need is provided in the kitchen, and the common spaces of the unit are already furnished. You are welcome to bring some kitchen items if you already have them, but please keep in mind that storage is limited in the common spaces.
There is no space in the common areas for additional furniture.
The bedroom is offered unfurnished, but there may be an option to purchase furniture from the vacating tenant.
Appliances: 2019 Bosch Appliances including Microwave, Ceramic Cooktop, Oven, Fridge/Freezer, Dishwasher, In-Unit Washing Machine & Dryer
Other Kitchen Amenities: Air Fryer, Toaster, Electric Kettle, Espresso Machine with frother, coffee grinder, crockpot, quality pots & pans, knives, utensils, dishes and tools.
Heat/AC: Individually controlled Radiator Heat units and Ductless AC units in each room - control your own temperature
Balcony: West facing balcony. The balcony is currently unfurnished and unfinished, but is a project I’m hoping to work on soon to make the outdoor space more liveable.
Some storage space is available within the unit.
Parking: NO PARKING AVAILABLE Unfortunately the unit does not have an assigned parking space or visitor parking options, and none are available. Parking will be the responsibility of the tenant and may be available through City of Toronto.
Smoking: This unit is 420 and nicotine friendly, however, the building is strict on smoking rules and therefore no smoking is allowed in the unit. Smoking is allowed on balconies, provided an ashtray is properly used. Vaping inside is allowed.
About the roomies
I am seeking a roommate to fill an upcoming vacancy in my 2 bedroom Parkdale apartment.
I am a 33 year old cis-woman working for a psychotherapy training institution as an Admin & Marketing coordinator.
I am the leaseholder of this unit for the past 5 years, and am looking to replace my long-time roommate who is ready to move on.
In addition to myself, there is also a cuddly 14 year old Cocker Spaniel (dog) named Ted, and a very sweet cat named Linda. To be clear, there is no expectation for the tenant chosen to care for the animals in any way, but you must be okay with being around a dog and a cat (and the hair that comes with them).
I am looking for someone similar in age/lifestyle and would prefer to live with another female identifying or non-binary person (LGBTQIA+ friendly). I am not excluding cis-males from applying if they feel they would be a good fit.
Lifestyle/Habits
I work office hours Monday-Thursday at my job (I do not work from home), so I am typically gone from about 9AM - 6PM those days. I work in an office now, but was a server/bartender for about 13 years prior to this, so I understand that not everyone’s schedules meet the typical 9-5 lifestyle, and I can manage coordinating with someone on a different schedule.
I am neurodivergent (AuDHD), which affects my ‘social battery’, so after a work day I am pretty burnt out and reclusive - I tend to retreat to my room to unwind. I also tend to spend a lot of my weekends unwinding quietly at home with the pets, or doing projects around the house. I don’t have guests over frequently, and will always give notice before I do.
I am fairly tidy, and very clean. Typically one day of my weekend is spent doing a general clean of the entire apartment, along with a few deep clean/detailing tasks, so you can be sure you’re moving in somewhere clean and well maintained.
My hobbies and interests include basically anything creative (art, craft, music, DIY, photography etc), technology and cyber security and food & drink (dining, cooking, wine & cocktails). For the most part if you see me around the apartment, I will be cooking or working on some kind of creative project and listening to some music.
I treat my home as my sanctuary. I need to be able to feel I can be my authentic self when I am at home and I want my roommate to feel the same. Aside from a few necessary house rules that prevent damages or conflict, I am flexible, and respectful and understanding of others’ needs, expectations or quirks.
