Unit: 1 bedroom in a shared 2 bedroom and 1 bathroom apartment on the 2nd floor of a house in Little Italy.
AVAILABLE DATE: March 1st, 2025 (flexible for move-in as early as Feb 1st)
PRICE: $1200 including all utilities, Wifi is additional $40, street parking available through the city.
LOCATION: College St and Grace St
RENTAL TERMS: Off-lease roommate. Rent will be paid to me (leaseholder). There will be a written roommate agreement. This is not covered by the RTA.
RENT CONTROL: Rent increases for this unit are capped at the annual provincial guideline because this unit was lived in before November 15, 2018.

Additional Information: One unfurnished bedroom in a 2-bedroom apartment (you can negotiate purchasing some furniture with roommate that is moving out). This is a roommate search, so the roommate will sign a roommate agreement with myself (the leaseholder) and pay rent via e-transfer to me before the 1st of each month.
The apartment is a spacious 2-bedroom with one bathroom, a living room, kitchen, dinette, back porch, and LOTS of natural light - great for plants and WFH! It’s located on the second floor of a house in a quiet neighborhood, has paid laundry in the basement, street parking available through the city, and access to a shared backyard space. The apartment is just north of Trinity Bellwoods Park between College and Dundas. It’s close to several cafés, restaurants, grocery stores, etc. There’s no central AC, but my roommate that is moving out is selling her AC unit. No smoking and no pets, unfortunately the landlord’s family has allergies.
The available bedroom has hardwood floors, a closet, and a large west-facing window. Most of the furniture you see in the living room and dining room is mine and will be staying as of March 1st (besides the couch and rug in the living room and possibly some shelves in dining room), but we can definitely discuss/negotiate if you have your own furniture that you’d like to bring.
About the roomies
I’m Sami (she/her), a 27-year old PhD student at UofT. I am tidy and social, and in my free time I like to read, spend time with friends, and be active. I prefer to be friends/friendly with my roommates and occasionally spend time together, but I also respect boundaries and alone time. I’m looking for a roommate who can be an effective communicator and keeps shared spaces tidy.
