About the room
The room is similar to a basement suite, as it is on a separate level downstairs with a bathroom, common area and separate entrance.
The kitchen is on the main floor and shared.
Rent includes utilities and internet.
Rental is only being offered for the situation of one tenant occupying the room.
The property is located about 3 km north of Mount Royal University, and it is an 11-minute walk to the 45 Street SW C-train station. On street parking is available for one’s car.
Myself and my adult son live on the main floor. We generally stay upstairs, although we do venture downstairs occasionally to do laundry, etc. It can be thought of as an ‘80% separate’ living situation.
We are reasonably clean and quiet and strive to be considerate of the fact that there is a person living downstairs .
A room mate that is likely to ‘fit in’ and enjoy staying here would be a student or young (or semi-young) professional, particularly if they are interested in outdoor sports. We are open to other people as well, do note a heavy partier or substance user is not a good fit to the household.
In addition, no pets.

About the roomies
The roomies are two male professionals, a recent university graduate who works full time and myself, a semi-retired business development manager. I keep busy with sport coaching and entrepreneurship. We typically go to bed between 10:30pm and 12:00, and rise at 6:30am to 7:30.
