About the Property:

• One room available to rent in an three bedroom townhouse in a new neighbourhood in Calgary.

• The neighbourhood provides a free recreational centre with sports gym, waterpark, hockey rink, tennis courts, basketball courts (indoor and outdoor), ice skating and rentable communal spaces.

-The location is 15 minutes away from the airport, right off Stoney Trail, near Airdrie, 10 minutes away from CrossIron Mills, 6 minutes away from Vivo recreational centre, 7 minutes away from Superstore, and 5 minutes away from Northpointe LRT.

• Snow removal and lawn care are included.

• The room is 70 sq. ft. which costs $650 a month which includes everything. There are free open parking spots around the area available. All common area such as the laundry, kitchen, living room, and dining room will be shared. Two bathrooms will be available to be shared by the tenants; one half bath and one full bath.

• Air-conditioning is included.

-A firepit outside on the patio.

• Communal spaces excluding the shared full bath will be maintained and cleaned by the owner.

• A damage/security deposit are required.

Ideal Tenant:

• A student or working professional (references and ID required).
• A clean, tidy, and responsible individual with good credit score.
• An individual who is able to compromise and communicate when there are conflicts.
• A person who is respectful, approachable, and complaint to house regulations.

House Regulations:

• Respect each other’s boundaries and privacy.
• Clean after yourself.
• No sharing of food in the fridge unless it has been talked about.
• Toiletries will be bought separately by each individual. (Cleaning products, dishwashing pods, laundry detergents, paper towels, tissues, and etc.)
• Be respectful of the noise level in the house specially at night.
• Personal belongings should stay in one’s personal spaces and not in communal spaces.
• Anything broken will have to be paid for.
• The owner will have the last say in making any decision making about the house.

Additional Information:

• Personal spaces and storage in the communal areas will be allocated when you arrive. (ex: pantry, fridge, and etc.)
• All rooms will have locks and keys for privacy.
• Smoking cigarettes or cannabis will only done outside by the porch.
• Vaping inside the house is permitted.
• Guests or small parties are allowed as long as it has been approved by all the people living in the house.
• There are a lot plants in the house and the responsibility of taking care of them is solely on the owner.
• Room modifications such as hanging something on the wall or anything similar must be approved by the owner.

⁃ My name is Camila, I am 27 years old. I teach children ages 3-6 years old at a Montessori school.

⁃ When it comes to the house, I would say that I am very organize and I always try to keep things very clean. I like coming home with a tidy space after a long day of work.

About the other tenants:

-My partner who stays with me in my room. He is 23 years old. He is a Heavy Duty mechanic.

-The second tenant in the other room is my a quite girl who works from home who is away on the weekends. She is 21 years old.

-Overall everyone in the house likes to keep their spaces clean, organized, and very easygoing.
