Marlborough Court

The property is a Minto apartment, located at 1229 Marlborough Ct. in Oakville. It is a bright, two bedroom unit (my daughter is occupying the master bedroom). There is one bathroom, dining room, living-room kitchen, balcony and bathroom. The entire apartment was renovated late 2022. The windows face North-Northwest. Laundry, garbage, recycling and parking are available on site (parking is additional (($125/month underground)). There is an air conditioning unit located in the living room. It provides adequate cooling during high heat days, providing your room door can stay open. It can be easily disassembled and stored as cooler weather approaches.

My daughter is a student at Sheridan completing her last year. We are only interested in renting to one person, who is female, or AFAB.

Included in the $1405.00 room rental per month are the following;

• high speed internet
• Utilities (hydro / water)
• Use of all common rooms and elements
• Use of flat screen TV

Expectations of applicants;

• rent MUST be on time, and preference will be given to applicants you can establish automatic withdrawal via RENTCAFE
• First and last month’s rent shall be presented upon moving in to the guarantors.
• Gatherings of no more than 4 people (plus the renter), will be allowed at any single time.
• Candles, or other incendiary devices are not permitted (Minto rule).
• Visits from the guarantors occur infrequently, and are always announced in advance (24 hours).
• An expectation of cleanliness is important. Maintaining a kitchen area clean and useable is paramount, as well as the condition of the bathroom and other common areas is important for sanitary reasons, as well as the agreeability between roommates.
• Overnight guests are limited to one night’s stay, without the expressed consent of the other roommate. Excessive noise is not tolerated in the building.

Requirements for applicants;

• preference given to those applicants with previous rental experience and references from previous landlords.

You must complete all necessary forms with Minto to establish occupancy. Additionally, a roommate rental agreement must be completed.

• Smoking / vaping / drugs are not permitted in the apartment, hallways, nor on the balcony.

• no pets, other than those that reside permanently in a cage or bowl like geckos or fish.

Just one roommate completing Fundementals of Art at Sheridan. Quiet, friendly and respectful of others and their privacy.
