Rent: 1432, utilities are included except for WIFI and renter’s insurance (42 for wifi 19 for insurance roughly), your room also comes with an allocated parking spot on the driveway on the side of the house (if you have a car then awesome! If not then we can see about possibly renting out the parking space and using those funds to go towards your rent portion with our landlord).
Location: Dufferin and DuPont. Right near Geary Avenue where there’s a few cute parks and coffee shops, and a few bars and restaurants nearby. Next to Galleria mall as well with a Rexall, Freshco and Planet Fitness
Transportation: 2 minute walk to the 29 Dufferin bus. Less than 5 minute ride or 12 minute walk to Dufferin station.
Term: 10 month initial then changes into month to month
Date available: August 1st
Accessibility: Our unit is an upstairs unit and has one flight of stairs leading up so it is not wheelchair accessible.

About The Unit:
The unit was fully renovated about a year and a half ago and me and my current roommates are the first to live here. The apartment gets lot of light as the unit is on a corner street of an intersection. Your bedroom window faces east so you get lovely direct morning light 😊, and then is quite bright still into the later parts of the day. Common space has lots of light too.
Your bedroom is about 13 feet by 8.4 feet with a outward projecting closet. There is one big window and then a little window facing out on to the street.
We also have access to a front porch so I sometimes go to smoke and relax out there during the warmer months, it’s quite peaceful.
Laundry: In unit washer and dryer so you don’t have to venture out to wash your clothes
Temperature: We have central AC that is controlled by a main panel by the neighbours on the main floor unit.
Sound: The walls are a bit thinner in the apartment so you can hear things sometimes, but each room is still quite private. Sometimes you can hear the downstairs neighbours.
Non sober household: very comfortable with smoking as long as it’s outside on the front porch. I also occasionally have alcohol in the apartment so it’s not a sober household.
Cleaning: I understand that everyone’s life can be busy, I can be messy at times with leaving dishes for a bit so I understand if that’s something you do. As long as things are consolidated like dishes in the sick, trash in the garbage, and trash is taken out when it’s full then there shouldn’t be any conflict. I like to do a deeper clean of the washroom and kitchen every two weeks or so and that can be planned out between our schedules to avoid stress.

About Me: Hi! hello! 😊. My name is Jules, I’m a 23-year-old working trans woman. I’m a very open, honest and communicative person. I love cooking, going to the gym, I’m a lilllll artsy and love finding cute parks to just do my little drawings in. I do spend quite a bit of time to myself, but I can be very social so I’m very open to hanging out and going to do activities with whoever my new roommate will be. I am a sex positive and trauma informed person, I myself have BPD and do consistent therapy to help with my issues. I work as a barista by day and do sex work as well: I do like to have people over sometimes for those purposes so you would need to be comfortable with me having guests over semi consistently, but only as long as you’re comfortable with it.
Communication and Conflict:
I am not an abrasive person and am quite understanding, so if there are any issues ever clear and direct communication is what I prefer to resolve any sort of issue that may happen. I am not an angry person ever so you can talk to me about anything, and I will do my best to try and come up with a solution so long as you are open and honest about doing the same.
Looking for in a roommate: I don’t have many requirements per se for a roommate. So long as you’re a respectful person that understands personal social boundaries.
