About the room
We are okay with renting out individual rooms or to a group or family. The general dates these rooms are available are May 1st-August 31st but we can be flexible. Overview: The lease on this house is until August 31st, 2024. It will most likely be renewed another year. In that case, 2 or 3 rooms will be available for one year lease Sept 2024-Sept 2025. We should know in April either way. My parents have the lease on this house and everyone subleases from them.
There are three rooms total in the upstairs. There is a separate suite which is the basement with three other rooms. Both suites are separated by a laundry room (with locking doors on each side) in the basement which has a set of a washer and dryer for each suite. The people living downstairs are super nice and they are on a separate lease agreement.
Couch in living room photo will be replaced by April with a new one! Place will be professionally cleaned prior to move in.

1: My (Emma’s) Room: $1300 Available as soon as April 20th Backyard view 2 windows 2 large closets Can be furnished or unfurnished
2: Liv’s Room: $1250 Her sublease with us ends April 26th One window on side of house Can come furnished or unfurnished One medium closet
3: Jennifer: $1400 Available May 1st. She is on a one year lease agreement with my parents and is allowed to sublet for the summer. The person who ends up renting her room will rent directly from her. Street view Large closet
One bathroom- nice quality with bath/shower and lots of storage
Water is included, electricity and gas are not. It averages out to around 50$ per person and should be less during summer months.
Common areas can stay furnished and kitchen can stay full with appliances, dishes, cutlery, etc… or we can pack it all away… up to you.
Garage is not for use right now but there is a shed behind the garage for added storage if necessary as well as some in the laundry room. We have the rights to the backyard and driveway.
Location: The property is on 34th and Dunbar and is a 10 minute drive from UBC. 20-30 minutes commute to UBC including walk to bus stop. Costco Richmond is 15 min drive, Costco Downtown is 20 min drive. Very central location. It a walkable distance to everything such as grocery stores and coffee shops.

About the roomies
All 3 rooms are available for sublet. If you the first to sublet and have preferences to who you’d like to live with, we can be respectful of that and invite you to choose remaining Roomates with us.
