Ailin's room

This three-story townhouse is brand new, in the new development of Shawnee Park! It’s a 10-minute walk to hiking/biking trails in Fish Creek Park, as well as the Fish Creek LRT Station.

You’ll get access to a private room (approx. 9x9 feet, excluding the closet), a full bathroom shared with one other tenant, as well as all common areas (a spacious kitchen, living/dining room, a half-bathroom, a balcony, a 2-car garage, and laundry). All bedrooms and laundry are on the third floor, all common areas are on the second floor, and the first floor contains the garage (and mech room). The bedrooms are furnished with a full/double bed and a nightstand. The living room is furnished with a couch, TV, plus two desks and two office chairs. One is mine and one is free for other roommates to use. There are four bar stools at the kitchen island for eating meals.

The rent includes Wi-Fi and all utilities. The condo fees take care of shovelling snow and maintaining the lawn, which cuts down on our household chores.

I will be taking up one space in the garage, so the other roommates can have the second garage space (or park in the driveway, if needed).

I am a 27-year-old woman, and this townhouse is my first property! Me and Biscuit (my cat) are excited to meet you. I am a writer who works from home, and a mix of introverted/extroverted. Friends and gatherings are welcome in the house, but no parties will be allowed, and there can be no partners who aren’t on the lease staying with you more than 40% of the time. I don’t smoke/vape and tenants must not either. I don’t drink alcohol, but don’t mind if you do.

There are two extra bedrooms, so I am looking for two other single women in their 20s (or 30s or 40s). All tenants will be required to have their own tenants’ insurance. Please note that you will be living with your landlord (me) and thus not protected under the Tenants’ Act. In lieu, I have drafted a contract that outlines my obligations to you as a tenant, which we will review and discuss if your application is accepted.

All interested tenants will be asked to fill out a questionnaire so I can learn more about you and assess whether we’d be compatible as housemates!
