Rent includes:

• private bedroom

• private living room with gas fireplace
• kitchenette for daily basic needs and food storage: baker’s rack shelving, sink, microwave, kettle, WonderOven, induction plate, basic cookware, bar fridge and Nespresso pixie. There is also an air purifier to run while cooking to eliminate trace smoke.
• small open cubby / closet
• street parking directly across from the house
• laundry on site
• garage storage (ie a bike and a few shelves - open to discussing if you need more than that)
• A/C and dehumidifier for summer
• whole home humidifier in winter
• high speed internet included
• Rent is month to month

Your space is all on the first floor (no stairs), so it’s very private living. There is also an unfurnished (currently has kitchennette setup here to last roommates preferences but it can be moved) living room with a new gas fireplace near your bedroom you can use, however it’s not fully private as I pass through to do laundry approx 2x a week (I will text you ahead of time, of course, or plan to do it when you’re out).

I can accomodate short term stays and longer term stays are possible. Willing to offer discounts for students or folks who are just room dweller types.

Non-smoker only (clean and courteous, light cannabis could be considered), restrictions on scent/fragrance use (synthetic scents are really bad - but natural scents are typically fine), because I also have pet birds, you also have to use the safe cookware provided only and safe cleaning supplies provided that won’t harm them, unless otherwise discussed. (ie Teflon/PTFE/PFAS product free, air-quality conscious “green” home).

My senior dog going blind and is wary of strangers, but we live on the upper level and have lived safely and comfortably with responsible roommates. My previous roommates really barely used the kitchen at all (I have food sensitivities too so I can’t share a lot of stuff and need to keep meticulously clean, hence the kitchenette provided), so I’m used to that kind of arrangement.

A good fit is what’s most important to me, this means:

• Someone who can be trusted to follow the house rules; they aren’t suggestions, they are necessary
• Someone responsible and professional, who keeps their personal spaces hygienic (lived in clutter is fine, letting things get gross isn’t)
• Someone who also doesn’t mind the accommodations for my senior dog who will not have any contact with a roommate. He’s crate trained and has to go in the crate if you’re going to the kitchen to cook, so a 15 mins head’s up when you need to use it is required, or we have an established schedule. Since I work from home, and he’s crated when I go out, this has been fairly straightforward as previous roommates really didn’t use the kitchen, or barely needed to
• Someone who also wants a peaceful, respectful, clean, drama-free living environment.

• pets are case-by-case (quiet pocket pets in enclosures are no problem, like reptiles) but are otherwise likely incompatible because of my dog, sorry!

• Single occupant only (ie, no other people visiting like they’re living here part-time, please)

I’m a relatively quiet and introverted designer working for the federal government. I need a quiet environment during the work week. I also run a small business in my free time. My hobbies include playing video games, drawing, painting, caring for my plants, cooking and I do yoga and workout too.

I will be keeping to myself mostly, but am friendly, respectful and clean. I am quiet and rarely have guests (like once a week max).

I have a senior dog (who won’t have contact with any roommates due to his health) and pet birds (my birds stay in my space only so a roommate won’t have contact with them either - they are also not the noisy type at all. Doubt you’ll hear them at all)
