About the room
Hello! I’m looking for a roommate for August 15, or the very latest being August 31st/ September 1st when the yearly lease renews. Preferably a male or couple. This beautiful apartment is located in the heart of downtown, a 2 minute walk from 2 train stations. The location is 15 minutes on transit to SAIT, and 25 minutes to the University of Calgary. Within 10 minutes walking distance from the heart of Stephen Avenue (or a quick and free 2 station Ctrain ride), and 15 minutes walk from 17th Avenue. The unit is a penthouse with 1 bedroom available, either furnished or unfurnished; your choice. I have a spare bed, dresser, and TV if you need them. Rent is $850/month until September, and then it is increasing to $875/ month when the yearly lease renews starting September 1st. This covers your portion of rent, internet, and power. You will need to pass a tenant’s background check for the last 4 years of your previous living history that is done by the building management company to qualify for being on the lease. I would prefer the applicants to plan to be long term renters, willing to stay until September 2025 and be on the lease. Subletting and short term rentals will not be an option. The apartment itself is a 3 bedroom 1300 Sq. ft apartment with a big living room and dining area. The living room has a balcony. There is an outdoor seasonal pool for summer time, a wifi bar on the main floor/lobby area, a leasing office open from 9:00 AM - 5:00 PM everyday, with on site security from 9:00 PM - 6:00 AM, a room with gym facilities, a laundry room, a tennis court, a group party room that can be booked for up to 20 people for $20/ hr and a $250 cheque that must be provided by you that is used as a refundable “deposit” and will be reimbursed upon inspection of room cleanliness and condition by a leasing office employee of the building. For parking, there is a secured and covered parking stall starting at $110 /month, as well as heated underground parking at $200/month. The building itself is dog and cat friendly, but I am very allergic to cats, so no cats, please. Dogs will be considered if they are well-behaved and get along with mine. This building charges a pet fee of $25/month.

About the roomies
Your first roommate is a 35 year old male, employed full time, that is a member of the LGBTQ2+ community, and owns 2 medium dogs. I am not an active member of the queer community, but I just want this known that one of us is gay. My dogs are very well behaved, friendly, and I leave them locked in my room when I am away. Nobody is expected to puppysit for me while I am away at work! Your second roommate is a 28 year old male that is employed full time. He is very easy going and you will share the bathroom space with him. We have been living together in this apartment for almost 3 years. Neither of us parties, we are quite tidy and we communicate about things like noise levels, bringing guests over, and the shared spaces of the apartment.
