Available for booking stay - large bright furnished room and bathroom in townhome basement.

Room includes: single (twin) bed, sectional sofa, dresser, utility cart, electric fireplace and coffee table. The kitchenette in room includes: small fridge, microwave and kettle (no oven or stove). The private bathroom is modern with walk-in shower.

Access to: WIFI and shared laundry (1-2 times a week). TVs, pillows and blanket not included.

Walking distance to bus stops (bus 21, 165 and 4). Also walking distance to bakery, restaurants, convenience store, pharmacy, medical clinic and dentist. Located near Walmart, Wonderland and hospital. Closest intersections are Weston/Major Mackenzie.

It’s a good place for one individual who is clean, quiet and cooks light.

NOTE House Rules:

Quiet time approximately 9pm to 8am (as my 7 yr old is sleeping). No issues if you’re up late or need to come and go if it’s quiet.

Please bring own supplies for bedroom (bed linen, pillow, blanket etc), washroom (towel, hygiene products, shampoo, toilet paper etc), kitchen (detergent, paper towels, groceries etc) and cleaning (laundry detergent and other).

Please no pets or smokers.

For safety/health no events/guests.

No defacing walls (eg holes/hang pics).

Use of main floor living rm, deck and second floor not included.

Laundry rm access 1-2 times a week, but not after 8pm.

No outdoor shoes worn inside the house.

Please clean up after yourself.

I will need access at times to show future potential tenants, repairs/inspections as needed, cleaning and emergencies. I will need access to the floor’s storage areas, furnace room, electric panel, cold room and water pipes/valves. I will give some notice if access to the room and washroom is needed, but may not in emergencies or hazard situations.

Pls assist with conservation of utilities (eg turning lights off and use of water).

I work from home weekdays 8:15am to 4:15 (sometimes later), so it may not be ideal if you do too, unless you’re quiet.

There is a single lane driveway. If parking is required, we’d need to agree/coordinate in advance. Street parking is free all day but not overnight.

For fire safety reasons, pls do not leave appliances unattended (including cooking appliances, exhaust fans and lamps). Please note: the kitchenette is suitable only for light food preparation. Cooking that produces strong odours (including frying or prolonged stovetop cooking) is not permitted, as the exhaust does not adequately vent heavier cooking odours.
